Burst Pipe and Leak Cleanup

A split supply line can empty into a house for hours before anyone notices. An independent restoration provider can dry out what the water reached and document the damage while the evidence is still there.

Signs a Line Has Let Go

  • Water pressure that dropped suddenly at every fixture
  • The sound of running water with every tap in the house closed
  • A wet or bulging patch on a ceiling below a bathroom or laundry
  • Water pooling at the base of the furnace or water heater
  • One fixture with no flow at all on a bitterly cold morning

Pipes freeze here in the places that never get much heat: exterior walls, crawl spaces, attached garages, vented crawl areas under an addition, and hose bibs that were left connected to a garden hose through the first hard freeze. The Arctic cold snap over the 2022 holidays produced a run of these failures across the Front Range, and every deep freeze since has done the same on a smaller scale.

Not every one of these leaks is a pipe at all; a failed hose or tank is handled under appliance leak cleanup. The other half of these leaks are not freeze related at all: a supply hose behind a washing machine, a failed water heater tank in a basement utility room, an ice maker line, or a slow leak under a sink that finally soaked through the cabinet base.

If a line is spraying, close the main shutoff. In most homes here it is on the incoming line where it comes through the front basement or crawl space wall near the meter; there is also a curb stop at the street that the utility operates. Leave the electrical panel alone if water is anywhere near it.

What the Cleanup Includes

The repair to the pipe itself is plumbing work. What follows it, the water, the wet building materials and the drying, is what a restoration provider handles.

The wet path traced

A leak inside a wall or above a ceiling rarely shows up where it started. Readings and a look at the framing show where the water traveled before it appeared.

Wet materials handled early

Soaked pad, swollen trim and saturated insulation come out quickly so the structure behind them can be dried instead of sealed in wet.

Damage documented as found

Ask for photographs, readings and a list of affected materials before anything is removed; that is what an insurer will want to see.

What Comes Next

Once the source is stopped, the work is the same sequence every time: remove the standing water, then run a drying plan with readings until the materials are back to normal. Rebuilding comes last, after the numbers say it is dry.

Whether the wet drywall, flooring and cabinets can stay is answered by the dry and restore versus replace guide. A wall that was wet for two hours and one that was wet for two weeks get very different answers.

If the house was empty when the line let go, which happens often to people who travel in winter, the water may have run a long time. The first 24 hours after water damage covers what to do when you walk into that, and you can request a visit by phone.

Burst Pipe Questions

What do I do first when a pipe bursts?

Close the main shutoff, keep people out of rooms with standing water near outlets, and photograph what you can see safely before moving anything. Then call Colorado Springs Flood Restoration to be connected with an independent provider.

What affects the cost of burst pipe cleanup?

How long the water ran, how many rooms and levels it reached, what materials were soaked and how much has to come out. Ask the provider to confirm the price once they can see the extent of it.

Can frozen pipes be thawed instead of replaced?

Sometimes a frozen line has not split and thaws with heat applied carefully by a plumber. Never use an open flame. If it has already split, the water shows up as soon as it thaws, which is why so many of these are found on the warm afternoon after a cold snap.

How do I keep it from happening again?

Disconnect garden hoses before the first hard freeze, keep heat on in rooms with pipes in exterior walls, and know where your shutoff is before you need it. If you travel in winter, leave the heat set and have someone check the house.
